Buying a flat in Kochi: a 7-point checklist
A new flat is exciting, and it is easy to fall for the show apartment. Before you pay an advance, go through these seven points.
- RERA registration. Projects above the legal size limit must be registered with the Kerala Real Estate Regulatory Authority. Ask for the registration number and look it up on the K-RERA website.
- Title and encumbrance. Ask for the land title deed and a recent encumbrance certificate, to make sure the land is free of loans and disputes.
- Building permit and occupancy certificate. For a ready flat, the occupancy certificate shows the building was completed as approved.
- Water and power. Ask where the water comes from (Kerala Water Authority, borewell or tanker) and whether the KSEB connection is in place.
- Parking in writing. A covered car park should be named in the sale agreement, not promised verbally.
- Maintenance and the association. Ask the monthly maintenance charge, what it covers, and whether an owners' association has been formed.
- Travel time. Try the commute at peak hours: to Infopark, the metro, schools and hospitals.
